Definitely continue seeking advice from experience realtors and understand your rental market, and make sure you understand the risks involved.

I manage around 400 rentals with 14 years of experience and have never been sued once.

And I suppose the likelihood of us getting more STRs in the area is directly tied to how good/bad our experience with this one is!  

Just based on my personal experiences in the industry for many years sometimes we ALL have to do work outs..

Just to clarify, when I say timeline dates I don't mean just "project to be completed by (Date)"That's required by FHA/Lender, but in my 20 years of construction experience not nearly what you need haha. 

these can produce good returns but best chance for success is for those that have experience in this area (I am a partner on an effort adding 8 ADUs, but it is not performing to the initial underwriting (underperforming) and it is an experienced team).good luck I get it, but not everyone has the opportunity of scale and building multiple units.

Do you have prior experience to operating the rehab credit contingency to avoid the seasoning period?

Their cost structures are significantly different from what new investors face today.Maybe I haven't yet reached the section that addresses different market conditions and interest rate environments, but I’d love to hear insights from those with more experience.

I have others that can close in just a few days, if that's your priority.I'm happy to share my experience both as an investor and as a lender.
