What I am looking to do is refinance, or pull out equity so I can get back on track with my lender and continue searching for a buyer. 

Also, maybe look into local community groups on Facebook or Section 8 housing boards—they might have tenants actively searching. 

Now the value set be appraisers typically is coming in between $50k and $100k   I invite you to search BP or create a post determining values that appraisers are giving to ADUs.
