Will the guys, who lie awake at night trying to scam people, kill this procedure the way they did the lease/purchase?

noobdog1 says it all pretty well. there are plenty of shady practices going on in NYC brokerages... loopholes and such to fleece dollars from RE prospects, "application fees" should be closely examined before paying them. there are scams with "applications" that usually result to nothing other than just someone collecting your money.

Not necessarily a scam, but likely a waste of time.

i see Bill Bedor was scammed by BMRES in colorado and saw he was taking legal action...

Different regulations and a ton of scamming in the commercial side.

Why do you think it is a scam?

We certainly have some good companies represented here but don't assume that because anything here that might be advertised has any endorsement you need to do your due diligence on anything you do in RE.Turn key operations can be ripe with fraud or scams, there are those that have picked up very cheap properties, put lip stick on, put a partner type tenant in at higher than market rates to justify a much higher price to sell the package.

In my experience, people (buyers and sellers) like the fact that I'm licensed, as it gives me credibility and says that I'm not just some fly-by-night wannabe who is trying to scam people.Of course, that's just been my experience...your mileage may vary...
