I would talk to successful out of state investors and discuss your specific situation so you can build a solid road map.

The paperwork is only the roadmap of the transaction.Why would a fully informed seller agree to take the property off the market for 30 days to allow you the ability to make a fast buck at his expense?

@Ivan T.Www.portioapp.com does portfolio tracking and in its roadmap they plan to add the net worth tracker into it as well.

I wrote down goals all the time, posted them to walls, in my top desk drawer, on mirrors, said them like a yoga mantra only to not see them materialize, well, until I figured out you must build a road map to the goal.

 @Jack Jones You should read @Scott Trench's book "Set for life" It is the perfect road map to help you get there!

I like the info his law firm shares on YouTube (both principals plus some junior lawyers at the firm).Joe's/Theo's book provides a great road map which starts with your motivation, progresses to targeting a market, building a team and conduction the DD before you buy.

Then I got stupid and decided to go from a one man shop to 2 offices and 50 agents grossing 2-3mil per year and yet losing money...No one's given you a road map...
