Have you confirmed if they’re able to get you numbers for LLCs?

I don't know if that's a reasonable concern or do you just plan on "X" number of months and hold it in reserves? 

If you win, they want you to win and they will set you up to bid high and fail.If you are talking about online actions, those come with a 5-10 percent buyer premium and often get ghost bid up and relisted until it hits their reserve.

So depending on your experience, if you are bringing a piece of land and some plans, I the outside investor would want likely between 80-90% of the equity if I am providing all the funds for closing, the experience, and the reserves, just to be honest on something like this. 

That said, for all reservations we collect payments on (this includes VRBO since we have an integrated account through our PMS) our charging schedule mirrors the reservation cancellation policy. 

They confirm they are still on board with a date pushback of 11 days. 

They do scrutinize a bit over the terms of the co-op, management of the co-op, reserves and such.

You will not get all of the liens confirmed - there can be HOA liens, tax liens, utility liens, anything.
