- It would suck to put all the work into developing something like this and have it throwing off a lot of cash, only to find out no one else wants to replace you & your wife for a reasonable sales price:(

not wrong just have to look at markets and market conditions.in many areas of the country building new just does not make sense when existing inventory can be bought for far less than replacement costs.. and rents wont change enough new vs old to compensate for it.

It is something that an owner will tolerate when they move but I don't want to replace a couple of couches, deal with spray on a ton of vertical surfaces, etc.No cats.

So long story short we have a traveling nurse staying at our rental that got some water damage when the roof was being replaced, they don't have renter's insurance (which we require in the renter's agreement they sign), water damage has been remedied and is cosmetically minimally affected and still very much in a liveable state.

I would rather own 6 to 10 high quality appreciating properties than 20 to 30 lower priced rentals (e.g. replacing all those roofs, HVAC, all the tenants, turnover and property management fees).
