Focus on finding properties with immediate positive cash flow, conduct thorough due diligence and assemble a reliable team of professionals.

I invest heavily here myself with reliable contractors.

They don't have the time or the energy to sell it themselves. 

I have some wish that at some point in the future, if a user points out made up data and attaches a link to a reliable source (NAR, case Shiller, neighborhoodscout, Rentometer, etc) showing the data is made up, that BP flags the post as being erroneous.   

Make sure you have a reliable GC in place prior to buying a deal.
