Yup real estate has risks.. and for sure self promotion is alive and well with blogs and BP posts etc etc.its pretty easy on BP to tell who are on here ONLY for building business.. these folks tend to only post on the subject that is the core of their business pursuits..

Please note that there is plenty of opportunity out there and if you try to do it all, you may very well end up scattered & eventually burned out.There's an awesome book/philosophy out there called Essentialism: The disciplined pursuit of less (versus the undisciplined pursuit of more) by Greg McKeown.I personally only invest in Self Storage.

Not buying a deal won't sink you but being unprepared can (or at least discourage you in this pursuit).Certainly if you're able to find someone to gift you money or be the bank for rehab costs or partner with you that changes things.
