I'd love to hear others' opinions on this but I am a fan of making the house as attractive as you can to a potential buyer, even if that adds cost. 

The promise for the prospective agent to represent every flip from the buy side to the sell side is only as valid as the agent's due diligence and work ethic, and trust would need to be built in the process.

If you build a buyer's list and you send them deals where the repair costs aren't close, you will lose them.

When you go to sell the property, if you produce a certificate of inspection for the wrong number of units, buyer unless you are giving them a great deal and they will throw caution into the wind, would insist on the correct designations.

They see foreigners as one-off buyers so they're not too much concerned about building a relationship or their reputation in the eyes of somebody who doesn't live there for that matter.

Staging is the process of arranging and decorating your house to highlight its best features and make it as appealing as possible to potential buyers.

Get a sewer line scope and use that as a point of negotiation if you're the buyer.
