I'd make this part of the mediation process.

Having to use their lender is annoying, but for someone who has done it before or at least knows it can be a frustrating process, it's worth it for the deal they give you. 

Im on the Northcoast of California and in the same thought process.

What's the process & requirements (e.g. copy of lease agreement) for getting one and would the MTR tenant need to arrive early enough on check-in day to get to the municipal building that probably closes at 4 or 5 PM?

For the historic district, I would just make sure that you fully understand what requires approval and what that process looks like.

(Tedious process)Unlike my other properties, where most applicants meet the criteria and need to see the unit to decide if they like it, this particular unit appeals to almost everyone (In this demographic)—but many fail to meet the qualification requirements.

I've entertained in the past but usually the person bails and stops communicating during the process.
