If forced to “legalize” it with permitting, either ask if they have “prescriptive measures” for deck framing you can review and see if it matches, or hire a Str Eng to investigate and draft a plan that matches the deck + any retrofitting they feel is necessary.

As far as finding properties there is no magic pill.

I think there are 3 main reasons:Financial ignorance: most people I know are happy to follow the 401k path to wherever it leads and worry more about where they are going to go on vacation that year2) Laziness: RE investing is not something that can be done well while sitting in front of your computer and just clicking where someone else told you until you think you're smart enough to click where you want3) there is rarely a "fat pill" in RE investing.

I found that some of those sites, when used separately, offer nice features such as quick pre-scripted replies and prospect resumes sent right to your inbox from their first inquiry.

Most of the people there were looking for the magic pill to make them rich without putting in the work.
