You asked what we thought about the terms above....I think it's premature as you have not made a plan yet, get a partner, hold them all, buy and flip half, flip a few.....long term financing by your seller?

The big wins come from looking beyond the information that everyone else uses to prematurely disqualify opportunities. 

Their ONLY risk is if you die prematurely, and your beneficiary receives the check.

The housing market looks set for a major slowdown if not a level off (talk of a crash I think is premature).

Over sizing and under sizing a refrigeration system can drastically raise electrical costs and cause the unit the prematurely fail.

There is the extra cost of electricity, which can be pretty high depending on how efficient the fan is on your furnace, but I would also worry about prematurely wearing out the furnace motor.
