College does sound like a useful and fun experience that I would like to partake in. 

I am looking for a firm that has experience appealing property taxes for residential homes in Detroit, Michigan.

With absolutely no prior experience investing in real estate, I'm getting to the point/age where retirement from corporate America is getting closer and closer, however I still have 2 kids to put through college over the next 2-6 years.

Has anyone transitioned from a construction manager role with a large company to developing real estate on their own.What has that experience been like?

When you specifically mentioned STR experience and the possibility of something with some added "personal value" bells started going off.

@Hunter Duplantis what @Gino Barbaro said is exactly what I was going to suggest.When you have vacancy is the time to experiment and apply your original thesis.I’m not trying to play Monday quarterback here but, you should be highly confident in where the rents should be well in advance of having a vacancy.That being said, after confirming competition rents on websites (I’d also recommend Craigslist and Facebook marketplace), you should be in alignment there.  

Maybe get yourself a couple of SRFs to start, run them for a year or two and get some $$ profit AND (more importantly) experience.

I would like to shadow anyone who is experience in this lane of investments.
