@Christian HutchinsonIf there's an occupant you'll most likely need to coax them into leaving voluntarily (think cash for keys NOT cutting off their utilities, etc.) or file for eviction on the squatter.

Depending on the law in your area, if "Mary" is on a month-to-month lease, you can first simply tell her to vacate voluntarily.

In PA that is an expensive ejectment action, so I prefer to get possession returned by the occupants "voluntarily surrendering possession" - cash for keys is the enticement for that.If your tenants aren't out on the 31st, you are close enough to the court date that you should expect to have to make that appearance.

@Cynthia Dockens my advice to anyone is to take out a loan from the 401k or take it all completely out (paying taxes on the second case, not the first) and buy real estate/crypto/pot stocks/tech stocks or stocks that pay you dividends.

I haven't had any tenants move strange animals in but I did buy a short sale from someone who had a full sized pig (not one of those pot bellied pet pigs) and 2 geese living inside the house along with some more normal animals (a bunch of birds and 3 pit bulls).
