D-Class areas have high crime, poor tenant quality, and declining property values.

You are only promoting participation trophies and rationalizing poor marketing.

Right now I think your best bet is to call your insurance and go through them.

Furthermore, this rule may be disregarded as investors become more creative.For instance, if investors intend to buy and make a long-term hold play, betting on appreciation, they may be able to afford to pay more.

If offered, it's usually because they're asking for above market value, the property condition is poor and no one will buy it, or it's got a bunch of tenant problems. 

Just curious how it really  turned out if it only made 10K average investor who would have had to borrow money would have been in the hole on this flip..So if you care to share the details I bet others would be very interested.OH i see your with velkesman I know those guys they charge money to get into their program.. 

Of course, this is just my opinion but I bet I'm not alone..If I'm an investor, I think the returns you're able to achieve in Costa Rica are higher than normal because you focus on these large properties and, as @Martin D. mentioned, prices in that country are too high and returns too low.

If your brain isn't shooting sparks right now screaming "oooh OOoooh OOOHHH, where's the opportunity, oh i bet I could..." then this is NOT your thing. 

That is a very poor business model.
