@Marcus Auerbach -  I wish I lived in an area where I could look at a $200k deal and ponder whether doing it was worth my time or not.

Ponder that and you will find your answer pretty quickly.It’s not about whether it’s an official duplex, it’s about functionality… especially if you may have 4 people living on each side.  

At this moment I am still pondering the LLC option.This house was in pretty bad shape and I am pretty good with my hands so I am doing all the repairs myself.I am seeing the light at the end of the tunnel; it’s been a long road.  

Pondering Colorado Springs and Phoenix, I’d go with CO Springs for weather.

@Arpit PatelIf you have refinanced when the the interest rates hit rock bottom it probably doesn’t make sense to sell as it increases cash flow, just another aspect to ponder over.

And since we're here - here's the 3rd thing I've been pondering lately...they had a women's work movement in the 40s-60s.

Pondering the FHA 203k myself and in a different state can be quite risky.
