You're not on site or within driving distance and even with a property manager, lots of things can happen. 

@Alan Asriantsagree and I think it's time for every experienced investor on the site to start being honest about cash flow in that THERE ISN'T ANY FOR THE FIRST FEW YEARS.

Most of what you can learn without it is free on this site or around the internet/youtube. 5.

We take it a step further and build in factory then deliver the units to the site.
