They are based out of Chicago, but funny enough I have never actually met them in person as they do everything remotely.

None of these are occurring in-person, as far as I am aware, but keep your eyes on those sites. 

Most meetups are virtual now but there are a few that are still hosted in person a few times a month.

I'm curious to know your take on places like Delaware and other mid Atlantic states vs deep south states as to where people are moving to.I live in NY and we have seen a mas exodus over the last couple of years. 

Just ask each sales person as you shop around.  

That doesn't mean you’ve chatted and had a few meetings now and again or that you had dinner together and your families had met up a few times and they're all excited about this new deal that you're going to go on adventure in… You need to get to know that person as in daily relationships, how he makes his decisions or how they are reasoning through deals.

There are application clauses that even list this I.C.E. person as responsible to pay the rent, should the rent not be paid by the resident.
