Hey Rae, Not on here often but jumped on to see your post that I think i can bring value to from a Lenders perspective. 

These properties today can throw cash like crazy, but you'll be dealing with a certain kind of tenant and depending on your tenant screening could be looking at higher costs due to poorer tenants.

Some have found that to be popular and guests bring the basket up often in reviews or privately. 

I find new investors often struggle with keeping emotions out of the deal.

Nevermind the unlikelihood that any ONE of them is appearing in the top 10 that often (especially at the rate we're getting bookings, I know we're not showing up on the 1st page nearly that often), it's statistically impossible for 30 listings to show up in the top ten 50% of the time even if our 30 listings were the only ones in the entire market, instead of there being 20,000 other listings.It makes no sense. 

The portion due from the tenant is often not so great in my experience.

Sometimes maybe often times they aren't doing enough to track down the owner or owner's heirs and just collecting checks from the court.

This second property is in a MUCH improved neighborhood, which draws in a better class of tenant, it's professionally managed by a trusted company, and it's structurally sound with recent major improvements.WHAT'S NEXT??

If the complainer can't smell it in their apartment, but, are uptight enough to be bothered by the passing smell in the hallway...it may not be the smoker that has the problem.I have found that complainers/boat rockers are often wound a bit to tight, and that when you are a highly responsive empathetic landlord, they turn you in to their own personal karma delivery machine, to right all the wrongs that previously fallen on deaf ears.Good luck.
