If it was a one-time thing and didn't involve something that could really be a problem (read: drug dealing and sex offenses), then I'm not sure how it's that big of a deal, particularly if it's been years since he's been released.

I would ask for clarity on the offense, then explain to them that you are an out of town owner and ask for an extension to rectify the issue.

I also do not charge tenants a late fee, for a first offense, we all have made mistakes, are forgetful and things happen, it is out of courtesy.My prior and current business is/was driven by poor landlords, when tenants understand you appreciate them and care for them, it does wonders!
