Would you do the whole house or just the portion where it seems there's a bad pet odor?  

Horrible long process to rid the odor.  

If there are any LARGER issues (carpets,odors,etc), I just take it out of the security deposit.

"My workman complained that the unit had a strong odor.

My attorney grumbled about that exact point and I mentioned I could pay the taxes ( enough to give me priorty?)

I think if I were in the same position I would grumble about it and complain a bunch, but then I would just say okay. 

I'm about to rehab a property in need of odor remediation in a big way - cats.

This basically covers the necessary replacement of the carpet, padding, & odor remediation when they leave.  

Still in due diligence and have alerted buyers agent that we will be going back to seller with a discount on the offer to take into account the odor remediation.
