Hello everyone, How do I start earning in realestate (no matter how small it is) if I don't have over $10,000 in cash or in collateral asset.

No question is too silly, trust me, I’ve asked them all.

There's no blanket number that will make the math very easy.

There is and always will be 2 sides to a story no matter what.

There are no problems being a landlord , just buy a property take the first renter that applies and rake in the cash . 

G'Day Alejandro,As a few have already mentioned, take a peak at Toledo also.In my opinion lower potential for long term appreciation but solid/"boring" cashflow.I prefer my portfolio to be "boring" but cashflowing lolLow entry points (Sub $100,000), high rents (Above the 1% rule).Blue collar working class decent folks that will stay and pay.Depending on the area but no derelict homes, yards well kept, cars with wheels and all tenants are employed.Plus, all are sophisticated enough to pay rent online so property management doesn't have to collect rents with bullet proof vests and shot guns lolI'm bias toward Toledo but it's worth considering.Wishing you much success

To sell one of my investment properties, it is a single-family home that is valued at around $65k and no more than $70k, I have tenants who live in it for about three years and pay $950 a month in rent. the house is free and clear. 

.- The CA rules seem to have many rules related to financing such as seller must include appraisal, no balloon payments before 10 years, etc.
