By offering a BETTER value proposition at a lower than average price a tenant is VERY hard pressed to have a motivation to move and to be able to find a comparable property for similar rent.

I recommend having a column that tracks which properties or activities the time relates to so it will be easy to sort in the future. 

Sort of forgot about them, looks like my property was "approved" with them but that's the last I've heard from them and this was last December.

That motivates them to report leaks, running toilets, or other issues.

The primary motivators in retaining it and dipping our toes into the rental space are: 2.50% APR and sufficient margin to cover maintenance/capex/vacancy based on "recommended percentages of gross rent."

Also I would look for listings hitting the 30 day or 60-day mark for motivated sellers.
