Can everyone post what they know and where they are at as far as correspondences and solutions are concerned?

I’ve been looking for a simple to use solution for this as well.

Keeping on topic..from a real estate perspective, the demographic is younger, more transient and likely to demand newer and modern amenities.

Alternative deposit solutions only have a small adoption per building.

The building has been passed over by many people due to the layout, but I have a creative and viable solution (boutique hostel/hotel hybrid in well-established and overpriced tourist destination). 

A killer / modern 5bdr or 2bdr with a view or on water could be another story!

Fast solutions got slow problems, folks. 

Hi @Gregory Fazio, I think it's definitely worth pitching seller financing even to someone who doesn't know what it is, you never when it could be the solution they didn't know existed!  

Check with Your Closing Attorney: Sometimes, the closing company or attorney might be able to offer creative solutions when it comes to EMD.

Set up Zillow alerts for all small multifamily that "sell" (when properties transfer ownership landlords will be more open to talking) Network with small multifamily relators about buildings that are under renovations and will have multiple units coming up that need to be filled (problem) where you can "pre-lease" the unit and pay the landlord the 1st day it's available (solution) Look up commercial landlords that own strip malls and see if they have any residential properties.
