This is common in Ocean Beach, Mission Beach, Pacific Beach, Cardiff, Solana Beach, etc.

And I've been doing research on management companies often times they don't up front listed their services, fees, etc they just have some vague or flowery mission statements on the site.

For now, a mission statement will just help you to focus.  

Even in areas like Irvine, Lake Forest, Mission Viejo, etc. as rents are cheaper than Newport Beach.

@Duke Giordano a great first step to educating yourself (mission critical if you go this route) is to learn by evaluating deals.

Use a Team of people that believe in your mission and tell things or do things you do not know, like Attorneys and accounting consultants.
