On the flip side ( no pun intended) remember to include all of your costs.CostClosing cost on the buy sideRehab amount including contingency for overruns on budgetHolding cost ( taxes, Insurance, utilities, cost of money, i.e., hard money, private money etc). 

BTW some of them are very welcoming ( pun intended 😊).Larger city laws have been custom tailored each locally , all in the recent years , to prevent investors from scaling their str business. 

Premiums have definetley shot through the roof with all the hail wind storms, excuse the pun.
