Although my gut tells me that some would do it and some will be sticklers to the law. every thing is groovy when its working fine its when you have a melt down that things start to get hairy for all concerned and if your in there making fee's your going to get named as well so you probably need proper license to do it correctly.

IE get good deals on lots.Its tough to pay market for lots then borrow HML etc.. margins will be thin at that point.But I sold a package of lots in Bend a few years back for my bank for I think 22k a lot and I am sure they are worth at least double to triple now. the group that bought them is building them out presently.. so I think they will do well.There were some smoking deals in Bend when it melted down that's for sure ( on lots) the other market were it was ridiculous was Atlanta ... there were finished lots being sold for 1k a lot...

@Mindy Jensen is quite simple undercapitalized business s fail every day.. landlording is a business and if your undercapitalized you run a very high risk of failure.one of the nice things coming out of 08 melt down is the banks finally realized this.. and require reserves.. they are forcing investors to be more prudent so they don't fall on their knives..

The chemical is quite dangerous so I recommend goggles, rubber gloves, and possibly even a respirator if you're in a small area... but it will melt off the wallpaper like nothing you could believe.
