Now, of course there are deals out there that can be had but personally, I am 100% OK with my money in the markets and keeping a balanced portfolio while I wait for the opportune time to acquire more real estate.

I found a property I'd like to offer just waiting to hear back from the vendee bank.I actually used this product back in 2012.

Generally waiting at least 3 months will allow you to use the new appraised value compared to the purchase price so if you've done renovations that will help with your LTV for either a refinance where you change loan programs or rates (a rate and term refinance) or a cash out refinance that will give you access to more potential cash for your next project.More info on DSCR loans: DSCR loans won't use your income to underwrite the loan.

Like I mentioned it is a flip and is currently sitting vacant on the market waiting to be sold.

One of the properties has been in contract probably three times with long waits to close, and then when closing came, the buyers would either have an appraisal contingency fall through, not be familiar with the area, or didn't end up with enough funds to close the deal.

Put myself on faculty housing list and wait 10 years while the smaller, downsized place appreciates at ~7% and our rental house appreciates at 4-5% per year.

WE dont want to pay for this which is very expensive service, we did not authorize it, he knew we were hiring someone, he did not want to wait for our exterminator, because it was "emergency." 

Anyone investing in a product new to them is never going to have perfect knowledge going in; extensive knowledge is accumulated over time, and, well, if you wait for perfect knowledge you’ll never invest.  

Now, if you have already closed, i would not advertise this, and i would wait maybe 3 months after closing to hope to be past the post close audit. #3.
