I feel the book is out dated long time ago when someone can do their regular job sitting at Starbucks and even multitask juggling between work and investments. 

All this juggling takes a bit of time The due on sale clause is not triggered, yet.A good loan servicing company is hired to make sure everybody gets paid on time.

Not a huge deal in the grand scheme of things, it was just a bummer to have to try and juggle getting this taken care of while we were gone.The day after we got back, apparently another tenant had their toilet come loose while we were gone, but it wasn't an emergency and they were kind enough to wait until we got back to tell us.However, overall, I try to stay on top of repairs and keep things in good condition.

How can they possibly do a good job for you, when they're juggling so much?

I started around the same time as you, but am also juggling a very busy family life (child number 5 is three months old) and have made much slower progress towards my goal. 

I always tell my students who are being hassled by family about the risks, or who are struggling to juggle this with a day job, to treat this like an inside joke.

I understand the importance of them but I'm too busy juggling too many things to dedicate the time.

But at the same time, I could just pump more money into stocks and achieve similar returns and not have to deal with any of the worry of finding tenants/juggling insurance/dealing with angry or litigious tenants, etc. 

The problem is we don't do this because at this point in the day my wife is juggling the kids and the offers sit in our queue for too long.
