Do the Airbnb discounting, price a little under market, make sure your cleaning fees are at or below average, looser cancellation policies will all help.

That might be especially attractive to folks who want to shed the clothes they wear at work to keep their living space more clean.

I've allowed pets in my STR for five years and haven't had any problems except some extra cleaning a couple times, which was paid for by the guest. 

I have gone to numerous RE meetups and discussed numerous ADU appraisals and was heavily involved analyzing one (that gave a value of ~$50k for a ~400’ garage conversion 1/1.  

I'm an LP in a Syndication where DLP is also involved. 

So, you can activate a channel remotely from your phone, tablet computer, etc (Yes, this would involve a guest sending you a msg, if it’s a channel that doesn’t do #3)3.

While we didn’t need significant updates, our team focused on cleaning, staging, and marketing to highlight the home's features.

I have a few (legal) marketing ideas I haven't seen any other wholesalers use just yet that I think will help give me an upper-hand making it a win-win-win for all involved, but I'm glad we're on the same page because I want to do this right.
