When I first read your post I thought water intrusion or broken pipes.

I would hire a professional to fix this problem the correct way because grout should not be the only thing preventing water intrusion from the shower to the bedroom a floor below. 

My inspector found out that the path is sloping towards the house, and will cause water intrusion in the building, particularly the basement.  

I recently discovered some swelling baseboards in my laundry room, signs of water intrusion and got a foundation and basement waterproofing specialist to come out.

If not then you can just run the pump when the rain comes and maybe find the point(s) of intrusion and do something to prevent more water from coming in like caulking any cracks with silicone.

If the price works out for investors, you'll have very minimal intrusion on the tenants during the process.

I had a contract for a cabin on ski mountain mid-Jan but decided to cancel after my roofer discovered a shoddy roof and informed me that due to the way it was constructed he could not guarantee that I would not have more water intrusion in the future even w/ a new roof installation.

@Sriram Kumar Bikkina My guess is that your friend may be trying to bring awareness to the fact that crawlspaces can typically create alot of problems particularly moisture intrusion, dampness, mold, etc. and can lead to moisture damage to framing components.

It's cheap insurance against an intrusion into your personal life. 

The first property I bought had extensive deferred maintenance, which I knew going in and budgeted for, but did not budget for the extent of what could not be seen (poor drainage causing water intrusion during heavy storms, termite infestation after I bought the property that cost $2k to treat, ongoing A/C maintenance due to older systems, etc.)Knowing what I know now, I would factor up my repair budget and expect things to come up over the first few years after purchasing a house that was vacant or poorly maintained before.
