We leverage Airdna and Airbtics data and I personally recomend looking at every data source humanly possible and plugging in your best estimates for conservative, ok, good, and best as well as your best possible estimates for expenses in order to really get a firm grasp of the potential profit. 

Meeting other investors in real life helps spur the thoughts and research into reality.

It may seem like my number seems high but the cap ex on the kitchen alone with 15 year life is approaching $100/month.

It is still repairable but would cost 800-1000 to repair, and probably has 3 years of life on it according to the inspector and roofers.3.
