Is it high appreciation area with a low rate mortgage?

The programs that claim high success, over and over again, are the ones that appear on these forums a few years later with students making claims about misrepresentation by the programs. 

An engineering backed modeling study would be good for smaller residential properties.

If you have high W2 income, the amount your STR makes (or loses) will be peanuts compared to the tax savings.

Some will tell you to make the change anyway but that seems a large risk in this high interest rate environment.

Rate will also be in the high 9s depending on PPP and credit.

You already have a good chunk in the brokerage account, it will only snowball from here.
