Stay away from the “guru” sales-pitch events - they rarely increase your investment knowledge, they merely empty your wallet!

Show drain runs very slow.Needs a new wall framed out where bedrooms 2&3 were converted into one large room.Door hardware needs adjusted throughout.The unit I bought 2 down from this one appraised at 48k needing only ~3-5k worth of work.Next step is estimating all of the repairs so that I can adjust my offer price accordingly.

The payback on the wall oven / cook top doesn't exist and you'd be better off putting the extra money into upgrades in other areas or into your wallet.

I buy all my faucets, light fixtures, door knobs, locks, cabinet hardware, hinges, accent tile, etc. online.

Paint cabinets with a good quality paint and maybe change hardware.
