You could have that after your year is up--or sooner, if you can find an investor-friendly lender who will refi after 6 months.

@Darrell Braxton sorry I didn't catch this post sooner but I actually wrote an entire post on this very subject and how to properly structure the deal. 

I work a 9 to 5 and my central goal is to be a real estate investor full time (hopefully 5 years from now or sooner). 

I am thinking maybe it is not a big deal and I need to stop being so frugal in that area considering Seller took an offer I myself was embarrassed initially to make...lol.I only wish I knew the multiple options strategy much sooner.

@Rick Pozos I agree, it takes longer than 3 Mo close to close and I tell my investors one year also, but I give the money back sooner if I can.

depends on tenant age, maturity and previous home ownership history. pellet stoves generally very safe 98% shut off with no electricity so not great safety net in grid down storm. and flame isnt open to being touched and can be controlled with thermostat   but as with everything from tub, pool, gym, ensure they sign legal form, require renters insurance, get your agent to include it and have lawyer draft a memo and add basic training every heating season. i am looking switch over my oil to pellet wood boiler fed by auger but its auto feed system in basement.
