LOL there is ZERO chance you will find a good, quality contractor that will go house to house with you giving you bids on the work until you find one. 203 loans are a nightmare to deal with for the contractor, they have to float a LOT of money for free, which means they charge more for the work.

You can also check on your state access laws to a navigable water ways and what the definition is, if you can float any type of vessel over the waterway you may have access at the bank as well as upon the water.

You can buy a multifamily building with a partner which will likely have better cash flow, you can get involved in a syndication and learn, you can find a good deal, wholesale it and use profits from that for a down on another.Get the drift?

We never know what the future holds and the plan can adjust to immediate realities, but without a plan you're just drifting while hoping for the best. 

Like I said, it's deep sea fishing, you have to look much deeper than what floats at the surface to understand what's going on. :)
