The qualified intermediary will also manage all of the funds during this transaction, so you want someone trustworthy and reliable in that aspect too. 

One of the most important aspects but its always a time consuming aspect that most put off and miss out....

Once you get closer to the median house price it's no longer worth the speculation aspect of it, like you mentioned. 

And, it's "Passive" by investment definition as your not involved in any of the day-2-day operational aspect's what so ever. 

For example, I am a little concerned about some aspects of the business cycle recovery and a potential for a double-dip so I lean toward the safest part of capital stack which is debt (or low-debt equity).
