If you do decide to paint, you can sort of "prototype" the color by going to the fabric store and getting a few yards of different colors of fabric - pure white, cream, whatever you think might look good.

Plus we decide case by case what we feel like doing.What we do ourselves (in general) - We paint both interior and exterior, hang and tape drywall (but on the last big drywall job we hired a couple of guys to hang the ceiling pieces), we fabricate and install trim, hang interior doors, install some flooring.

This is where ethics kicks in, over valuing your position based on fabricated justifications instead of what charges are customary in the market for the same service, not only is it to ethics but also is to law, as dealers that overcharge beyond what is customary will generally be shot down.Now, through my regulatory eyes, net listing goes deeper than Karl's definition into the intent of the law, that being that 1. services provided carry a set valuation and 2. that a licensee does not take equity from a transaction that would be due an owner.
