I say stay in the New England area but that is just my opinion.

Some of these apartments even have heat pump/heating and cooling... so the 4 cold months of New England, I get a good sized electric bill... but evens out the rest of the year with small electric bills.

Your southern states are probably better all around, once you get up to new england alot of places have higher point of market entry,markets are currently hot and they are more tenant friendly. 

Our portfolios in smaller towns (Northern New England) have been going gang busters with 99% rent collection and  record demand for vacancies (with price increases), and no inventory in sight. 

I am in direct contact with a Northeast regional manager from NJ and they want to expand their charters in New England.

We've seen the same thing in New England, a slowdown in deals.

We are hoping to hire an individual who understands real estate tax and the intricacies of the Massachusetts / New England area.Would anyone be able to recommend a trustworthy CPA - preferably based around this area?
