We contacted an agent, got some input on neighborhoods/ places to buy, we looked on Zillow for several weeks created a list of interesting properties, talked to our agent eliminated maybe 20-25% of them, and then flew in for a long weekend.

My gut tells me that you'll eliminate a number of possible good opportunities using this method.Alternative: Investors with expertise in certain markets can quickly determine whether or not a property is worth pursuing based on its price per 1 bed unit, 2 bed unit, etc.

Any pro gained from possibly reducing vacancy is eliminated by all the other negatives that come into play such as Inconvenience & or hassle to everyone involved.Showings that do not result in a new tenant do to the house not being presented in the best light.Miscommunications about the exact condition that the home will be in when the new tenant moves in.Delays in the previous tenant moving out which causes delays for the new tenant moving in.

My advice is to make sure you know what your options are regarding landlord tenant rights and create a plan and execute; sticking to a plan can help eliminate some of the emotions that can come with evicting a tenant.

Modern dryers are much better at eliminating lint and if you make sure to vent using straight runs (no flex pipe) and use a secondary lint trap, I doubt you run much of a risk.
