In Fall 2022 I bought a 3/2 (half of a duplex) in a neighborhood that’s in the early stages of up and coming, my thought was to get a rental to break even or lightly cash flow and appreciate over time as the neighborhood improved.

I would consider investing there at a later stage in a career when the yield is not that important anymore.I was by coincidence talking with another investor who only buys occupied apartments and gets them out quite easily by paying them a certain amount.

It had great potential, but was in the beginning stages of construction.

I'm still in the early stages of navigating this whole process and building my team. 

The seller should have sent a letter naming you as the new owner and informing them of the pending transaction.Here's the letter I use as the buyer, which should complement the seller's letter:Dear (tenant):We are excited to announce that our company is in the final stages of purchasing the building within which you reside, and I’ll begin managing the property on August 12, 2022.

We remodeled it, staged it, and sold it for $135k.

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

With 3 kids at 3 different stages, locations, and times makes it extremely difficult for both my wife and I to have a 9 to 5.

I can walk you through several projects currently in progress at different stages and answer questions, etc. 

However the AI was supposed to be in the testing stage, not implemented yet.
