If its little down or nothing down then of course this is a hard no.. this could be set up pretty easy to rip rents.

I want to say its like a C neighborhood (not sure if there's an actual site that'll tell you more accurately).He already has a team in place and I'm pretty much just taking over his property and its pretty stable.

He's had a pretty good experience with it as far as making money.

It's pretty difficult to get an investment mortgage at the moment.

If you have a lender that will lend 10% that's pretty good and I'd love to get their contact.Looking at this deal though it looks like a solid one based on those numbers.

Pretty much every interest or hobby that my kids have gotten into comes and goes with the passing year or season; however, the skills that I can teach them within that window of interest sticks with them (hopefully).
