My first MF I represented the buyer on I made 100k. for maybe a weeks worth of work. 3. if your going to be looking a more resi style duplex 4 plex a lot of those get listed and having access to the MLS is far superior to any other on line listing service ONE simply because you will be able to talk to the actual LIsting agent not someone paying for leads.And then of course having access to MLS lock box's and not relying on agents.. this is huge.Now if your maybe going to buy one property sometime in the future and you have no interest in learning the RE laws of your state or making any money with transactional real estate then sure.. its a pass.. although I would still recommend the pre license course so you learn the basics  the vocabulary and states unique laws.. knowledge is power in RE.

Hey, I'm a house hacker myself. 1 SFH, now rented out completely, and currently in a duplex that I just refinanced. 

A duplex, triplex, or fourplex is ideal because the more units, the more financing options banks may offer.

I was a newbie in 2009, bought my first investment duplex in San Mateo.This website, biggerpockets, has literally become a OOS TK promoter website.

Duplex appraised 380 (super ****ing low ball) brings in an estimated 3,900 a month in rents. buyer agreed and SIGNED addendum to purchase at 397,500. day of closing they dont show, tell us they didnt know what they agreed to pay over appraised value and are trying to get us to accept 386k. my agent had me lock in our month to month long term tenant to a year lease for THEIR lender and now they pull this.. they have only 5k in escrow account.. my agent wont reduce his commission from 3%-2% to help bridge the gap. suggestions?? 

An industrial condo for $450k built out as a brew pub (know anyone that wants to run one?).

I have about $400K to deploy, but would prefer to buy several duplexes rather than 1 more expensive building.

What i do know is that 6 months ago i had a mortgage on a condo with a balance of 186k and right now that is at 4k.  

When Im getting into mid October to mid November....I typically recommend to my clients to pull the property off the market, and relist around Feb 15th for townhomes and single families, nd possibly as early as Jan 15th for condos.
