I manage about 65 doors in Tampa currently. 

We have 5 long term rentals, 7 doors and have also been at this for a little over 3 years. 

that we’ve learned in our 24 years, managing almost 700 doors across the Metro Detroit area, including almost 100 S8 leases.

Your automation metrics will depend on your scale.It's one thing trying to automate for around 10 doors vs 700 doors.

The first way you get to learn the secret behind doors, see things get ugly, get your hands dirty, it may or may not save you money but will get you the working experience you needed so you can appreciate the work and know how to talk to people.

I want at least $200/month/door and an overall return of at least 25% CoC.

Idc about how much equity I get, I'm just trying to get my foot in the door.

I am currently cold calling and door knocking in those areas. 

Like replacing the doors/ locks, etc. and  its getting frustrating.Whenever I articulate my frustrations to my wife it causes friction within our relationship I want to get this house rented asap but I wanted to get a barometer to see if perhaps my expectations are a bit unrealistic , especially with consideration that no one could get in the house due to the fleas until recently.

But still it is illegal i think b/c of the door or maybe ceiling height.
