$$$$I just did a total gut rehab on one of my rentals ,  I had friends pull trade permits , the rest of the work we did when we had down time .

Not a great return but if we did it, it would have been an interesting experience and we could have spent some down time away from the reno out in the W.A gold feilds camping exploring and metal detecting.

I live here and I can tell you that town is bustling with visitors (our only downtimes are Spring and Fall, really).Keystone, Copper, A-Basin, Loveland, Vail, Winter Park all are basically ghost towns come summer as there is no permanent population to speak of (A-Basin and Loveland don't even have much infrastructure at all).

The city has had its down times, but all sources point to a rise and growth for the future regardless.

Even the things you like to have for breakfast or the hobbies you pursue in your down time.

So by the time they get them out, you're out 3 months rent plus the down time to get it fixed back up and on the market. 

They also have an app for your phone which came in handy when I had downtime.

I just made this investment decision weeks ago, so I planned to take this down time in out lives to do my homework and make the plunge after we establish a new normal once the new baby comes.

And there will be other phases where you'll be waiting around on a permit, your subs, or an inspector.I've chosen to fill the down time with other "side hustles" that have the potential to turn into big income streams. 

I am hoping that I will be able to start during the summer or down times.
