The Escrow Agent clearly knows the default payments as he gets fraction of the loan interest every month as part of his compensation on top of the initial closing fees.However, the escrow agent did not do anything nor give me any advice on the Quit Claim recordation procedures.

Also, from a board and on-site owner's perspective, investors that move tenants in and out without notifying management, without following the proper move-in and out procedures and that don't explain the community rules to their tenants quickly annoy become a nuisance.

So the odds of them avoiding you and never showing, paying or contacting you are probably higher than them showing up at your door.Then, of course, try to screen tenants more closely, and this may hint at another issue with the pm if they got you tenants with problems that could have been detected with a standard screening procedure...
