BTW, I used a elderly neighbor keeping an eye on a triplex for some small compensation, and over the long run, things that he notices because he's on site that I can't would save on fines, lawsuits over slips and falls etc.

100% financing is tough...even for private lenders, unless there are compensating factors (great track record, proven successes, strong reserves, great credit score...maybe even good job/w2 income (usually not a factor for non-bank investment property lenders, but may be for a private individual)).

I agree it does sometimes does give important additional information over what is listed in the “public” portals, it does not list the listing agent compensation, just the buyer agent compensation.
