I suppose your insurer could classify however they want.

So far that answer is "no", but I work around this by classifying things like this as Repairs and then making a note in the Notes section. 

So not sure how to classify him.

But I would also check what they classify as "primary residence" because here in Denver a duplex does not comply.

It doesn't get purchased as "whatever you choose", but rather as "whatever its currently classified as".

Is 10lbs still classified as free weights?

That property would be classified as commercial, and is not valued based on comps.

@Wes Mccullar That'll be lender and situation dependent for sure -- I was able to get one classified as a second home that's just 20 miles from my primary residence; however that's definitely not always the case. 

One bank says they will classify the property as Special Purpose and require a Phase 2 ESA at a minimum because of the laundromat tenant, even though they only account for about 20-25% of the leased space.
