TCPA Class Actions are a real thing.

Eventually, Class A property values increased to the point that even increasing rents didn't allow them to cashflow upon purchase.So, the flood of new investors switched to buying Class B properties.

Also I have started going to classes and seminars through SDCIA.

If you have more working class families in your area, then I would personally lean toward the duplexes.

Well I have a buyer who is looking for 30-70 units class b, 10% cap rate, 90% occupied.
