I see tons of young couples that are 'engaged' with a child applying for my apts.

My husband actually knew the family when he was a child.  

(Easy enough to compute: All their minimum debt payments, plus child support and alimony payments, plus their monthly payments to you, divided by the their gross income.)I like the TIC idea in my toolkit, however.

Suvived by two half brothers (minor 1996) Deseased first wife placed a claim in estate probate for child support arrears for first born son/heir.

I'm being restationed in Fort Worth this summer and am on a similar journey as yours (though I'm currently leading by one child!).  

A lot of that RE value stabilization came around as the banks slowed up their selling of defaulted positions, increased their reserves to deal with the default and could get their heads above water and off the regulators lunch plates to focus on future business.Much of the craze we have now, especially that in the more private street level investor market is very recent.  

Having a child in the vicinity would be more beneficial as far as my social construct.

They have built up the Valley over the past few years and there where a lot of housing developments and apartment complexes which went in during this building craze.
